Terms & Conditions
We regret having rules and regulations but there are a few things that you should be aware of whilst staying with us.
Booking with us |
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us.
A contract shall only arise when your booking deposit is paid, terms and conditions are agreed and this is confirmed via an email and booking reference number. Choose your dates and confirm availability by email or by phoning 028 37552092 or 07519120277 after 6pm. Pay a deposit of £75. Provisional bookings will be held for a period of 3 days. Unless confirmation and deposit is received within this period, the booking will be cancelled and we reserve the right to re-let without notice. The balance will be required 6 weeks in advance of your visit. Please note we have no facilities to accept cards so payment is by using PayPal (either through your own PayPal account or by signing in as a guest and using your card details) or by cheque or cash only. A booking fee of 3% of the total accommodation cost will be taken and divided 50/50 between deposit and balance payment. |
Cancellations |
Cancellations made up to 8 weeks prior to arrival date will get the deposit refunded minus £35 administration fee.
In the unfortunate event of you having to cancel your holiday within 8 weeks of arrival date, then the deposit/balance is non refundable. If necessary please take out holiday insurance to cover for this eventuality. It is often best to choose another more suitable date. The earlier this is arranged the better to avoid administration fees being charged (up to £35) . Bookings are not transferable to another family or person without agreement form us. In the unlikely event of the accommodation not being available due to unforeseen circumstances, we cannot accept liability or responsibility for any loss, including consequential loss, but the deposit will be refunded. |
Arrival & Departure |
Please time your arrival between 4 pm and 6 pm.
As we do not have a reception we request that you let us know your approximate time of arrival at least one day before you travel and advise us on the day if you are going to be later than planned. On the day of departure please vacate the campsite by 11 noon unless otherwise agreed. Also, please leave the site and accommodation in the condition you found it i.e. clean tidy and litter free. |
Behaviour & Consideration for Others |
If you are looking for a party site, then this isn't the site for you. If you wish to be noisy please choose another site. This is a quiet retreat for families, retired people and those that appreciate a peaceful and relaxingcampsite. Persistent noisy guests and/or visitors that disturb our other guests will be asked to leave without refund. Out of respect for us, all guests and our neighbours there are a few things that we would ask of you:
No loud/amplified music or loud noises at any time. Noise after 11pm must be kept to a minimum (i.e. quiet talking around the campfire). All accommodation is strictly non-smoking. While we do not mind guests consuming a sensible amount of wine/beer/alcohol, the excessive consumption of alcohol around the campsite and within the accommodation is not allowed. Ball games must not be played in the vicinity of the Caravan Park No fireworks anywhere on the site. No extra tents or gazebo. We do not accept hen/stag parties or single sex groups that want a party venue. No pets allowed on campsite/or in accommodation. |
Visitors |
Friends are welcome to visit during the day by arrangement – just let us know.
They should park near the entrance and beside the CL toilets. Tepee Valley Campsite will accept no responsibility for any personal injury sustained on our premises and no responsibility for visitor's property |
Care of the Site |
Tepee Valley Campsite is located in a natural, living and peaceful environment. By entering, guests take on a duty of care to conserve and protect this countryside setting. Any damage to the site including the trees, or any pollution (e.g. excessive noise, litter or contamination of any kind) may result in guests being asked to leave without any refund.
You must agree to be responsible for the welfare of yourselves, your children and other visitors. Whilst reasonable precautions are taken to eliminate obvious hazards, Tepee Valley Campsite cannot accept responsibility for any injury. Tepee Valley Campsite reserves the right to charge guests for anything found to be missing from, or damaged on the site after their departure. |
Pets |
As we are in the middle of farming countryside we regret that we cannot accept dogs or other pets. There are boarding kennels close by.

Fires |
Outside campfires are to be attended at all times by an adult and must be kept small and manageable within the fire pit area.
Parents and/or guardians are expected to supervise their children at all times but especially near the fire pit, chimineas, Gas stoves, log burners and charcoal BBQ. For managing the cookware over the fire pit, please use heat resistant gloves. For safety and insurance reasons no candles/tea lights or naked flames are allowed inside the accommodation units |
Security |
Whilst the general public are not allowed on site, please be aware that there are no locks on the canvas structures – so think twice about bringing anything valuable or make sure to keep them safely locked away in the boot of your car. We can not accept responsibility for loss, damage or theft of personal property

Recycling |
Recycling is very important to us and we have an area near the CL shower and toilets and at the communal kitchen area which is designated to recycling. Please recycle glass, paper, cans and plastic in the black ‘kerbie box’ and help keep our campsite tidy.
Composting facilities are also available near the CL toilets. Please recycle during and at the end of your stay and try and burn as much paper and card in the firepits and log burners. |
Toilet/Shower Facilities |
Due to the nature of our site and the need to share all facilities we ask you to clean up after yourself.
Please mop out after showering and wash round the sink areas. Children are not allowed to play around the toilet area. |
Cooking & Eating |
Cooking is not allowed inside the canvas structures. This should be carried out in the kitchen cabin, over the fire pit or using the gas ring stove or charcoal BBQ.
There is a picnic table/bench/seating area outside each unit. We encourage meals to be eaten at the covered picnic area unless the weather is excessively wet/cold. |
Damages & Breakages |
We do not ask for a damages deposit for most of our properties as the majority of our guests are careful, however we do understand that sometimes accidents happen.
If you do break or damage anything we would ask that you report it to us immediately, so that we can make arrangement to replace or repair it for the next guests. We will only charge for replacement in exceptional cases as we accept that a degree of wear and tear is to be expected. Damage deposit – In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. However, there is a security/damages deposit required for Abram's Wriggly Tin House. A Refundable security deposit of £50 will be taken, with the balance payment, against damages and/or excess cleaning fees. It will be refunded as soon as possible (48hrs) after departure less the cost of any damage/breakages. Damage to property – Please leave the property clean and tidy and treat the facilities & accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage found. The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition. |
What to Bring |
Cooking utensils, cutlery, plates, cups, saucepans, saucepans etc are all provided in the kitchen areas but there are a few things we ask you to bring. Also, it is advisable that all customers come prepared for rain and shine!
Essentials you will need to bring: Pillows and sleeping bags; Extra logs/firelighters for fire pit (You will get a bag of logs and lighters on arrival; thereafter we can provide extra bags of logs at a reasonable rate or you can bring your own or buy locally). Tea Towels/Dish cloths/washing up materials Torch, Food, Charcoal for BBQ/or bring your own BBQ trays. Personal toiletries/hand towels Outdoor shoes/Wellie boots for the kids Hot Water bottle (for early/late in the season) |
General |
We reserve the right to change the terms and conditions, prices or website without notice.
We also reserve the right to refuse entry to the site and to cancel bookings if necessary (e.g. due to extreme weather conditions). We take every care to ensure you have a safe and enjoyable holiday, but cannot be held liable for any accidents or consequential loss. |
